The Cliff Club rental pool is a “pool of total revenue” in a specific season divided by “all owners” units in the rental pool.
The amount is NOT based off an assigned week or number of days rented in that week. It is based off the date the deposit is made, the total revenue generated for the season, and the total number of units in the pool.
How it’s calculated:
1) Each deposited unit (room) is assigned a point value based on how far in advance the room is deposited.
All units (rooms) released to the rental pool will have the following point value assigned based off the date it was booked into the rental pool:
– 120 days prior to first week of the season will have a value of 10 points.
– 119 days to 90 days prior to the first week of the season will have a value of 9 points.
– 89 to 60 days prior to the first week of the season will have a value of 8 points
– 59 days prior and up to the first week of the season will have a value of 7 points.
– From the first day of the season up to 30 days prior to the arrival date will have a value of 6 points
Units will not be allowed to deposit into the rental pool later than 30 days prior to the arrival date.
The share in the revenue will be calculated individually per owner based on this point value of their deposit.
Example: A two bedroom condo = 3 units or 3 x 10 (points at full value) = 30 total points for the deposit
2) A dollar value per point is determined by the Total revenue divided by total points =
Example: $1000.00 in revenue divided by 800 points would be $1.25 per point.
If you had 30 points, (3 rooms x 10 pts) your share of the revenue would be 30 x $1.25 or $37.50
If you had 18 points, (3 rooms x 6 pts) you share of the revenue would be 18 x $1.25 or $22.50
3) A commission is paid to Snowbird for renting the unit. This commission cost covers advertising, selling, and booking the rental space. Also, the cost for nightly cleaning is also calculated. This is based off the number of units you deposit.
The housekeeping cost for the full season is calculated and divided by total number of units to get a cost per unit. If the cost per unit is $2.00 you would be charged $2 x 3 = $6 for the full two bedroom condo.
Using the examples above for the two bedroom condo the statement would show:
Total revenue – $37.50
Commission – $11.25
Housekeeping – $6.00
Total paid – $20.25
